We read forty-four results for “real estate seo agency” from Houston, Texas on 2026-10-02. Seventeen of those results were agency service pages. Seventeen more were ranking listicles, blog guides and “best of” posts, three were directories, three were forum threads, and the rest were a freelance marketplace, a YouTube review, a software vendor and one generic agency homepage. Every listicle named its favorite agencies, and none of them showed a reader how the order was produced. We wanted a different answer to the same question, so we built a measurable and admittedly partial way to read the on-page SEO of the agency pages a realtor or a brokerage actually meets. Our research points to contextual density as the strongest on-page driver we can observe, and that measurement is the core of this index. What the real estate SEO market looks like on this keyword

A real estate buyer of SEO meets a page written mostly about agencies rather than by them. Fifteen quality agencies compete for this keyword, and fourteen true service pages appear inside the first thirty-seven results, behind a directory of Houston agencies, a Semrush partner list and a long run of listicles. The anchor keyword draws 1,000 searches a month in the us database at keyword difficulty 27, and its broad-match family adds 129 more variations at ten or more searches a month, from “seo for real estate agents” to “commercial real estate seo company”.

Across the markets we have measured, the pages that rank carry more of the vocabulary a buyer uses than the pages that don’t, and they carry it as a wide set of distinct terms rather than one phrase repeated. Contextual density is that measurement: the share of a page’s words that belong to the market’s term list, read together with how many distinct terms the page covers and how often each one returns. How to choose a real estate SEO agency

Start with the portals. Zillow, Realtor.com and Redfin hold the broad searches for homes for sale in almost every US market, so a real estate SEO agency has to explain which searches it can win around them. Neighborhood pages, school-district comparisons, condo-building pages and seller valuation pages are where an agent or a brokerage can outrank a portal. An agency that promises page one for “homes for sale” in a major city is describing a different job than the one it will do.

IDX is the technical test. Most agent and brokerage sites pull listings from an MLS feed through IDX, and that feed creates thousands of near-duplicate pages, thin listing pages and crawl waste. Ask the agency how it handles IDX pages, which of them it indexes, and how it treats expired listings. The answer separates a real estate specialist from a generalist in one call.

Local search decides most of the leads. A realtor’s Google Business Profile, its reviews and its citations decide whether it appears in the map pack, and the map pack takes the calls that never reach the website. Ask how the agency reports map pack positions, by which ZIP codes, and from which locations.

Match the agency to the business model. A solo agent needs a personal brand that wins “best realtor” searches. A brokerage needs agent pages, office pages and recruiting pages. A developer needs project pages before the building exists, and a commercial firm needs content for tenants, landlords and investors. Read the contract before the case study. Monthly retainers, minimum terms, who owns the website and who owns the content after cancellation matter more in real estate than in most markets, because many agencies sell the site and the SEO together. Ask what you keep if you leave.

Questions to ask before hiring

How do you handle IDX and MLS listing pages? The answer names which listing pages get indexed, how duplicates are canonicalized and what happens to expired listings. A vague answer means the agency has not worked on an IDX site.

Who owns the website and the content if I cancel? The answer is a plain statement of ownership. Several real estate platforms keep the site and the pages when the contract ends.

What will you do in month one, and what does month one cost? The answer separates the audit from the delivery and prices each. A real estate SEO audit with IDX work in it is a defined piece of work.

Reading the table

Five pillars make the score, and four of them measure the page. Coverage counts how many of the 322 market terms the page uses. Density passes the page’s contextual density through a saturation curve, so a page at the cohort median scores near the middle of the scale rather than at the top. Efficiency reads the repetition index and gives full marks at 3 or below, where a page’s density comes from breadth rather than from returning to the same terms. Structure reads how many of the terms the page covers reach a title tag, an H1, an H2 or an H3. Footprint is the one pillar that is not the page: it averages United States brand search volume against Google review standing.

The term list deserves a sentence on where it comes from, because the coverage pillar is only as honest as its list. The 322 terms are two sets. The first is every Semrush broad-match variation of “real estate seo” and “seo realtors” with ten or more US searches a month, with geographic, brand-name and conversational queries removed. The second is the vocabulary the fourteen competitor pages share, extracted from those pages statistically and kept where two or more of them carry a term. ProStar SEO’s own page played no part in building either set.

The instrument itself is in good health. Of the 322 terms, 220 are carried by some competitor pages and not others, and only nine terms appear on every competitor page, so the list separates this cohort rather than handing every row the same points.
