A hotelier looking for an SEO agency meets a page like this one inside the first ten results. Most of those rankings publish no method, and most of them put the publisher at the top. This page publishes its method and its constants. The SEO Contextual Density Index reads five properties of an agency’s page and of the firm behind it, and the index weights vocabulary heaviest because vocabulary is what our measurements keep pointing at. Why contextual density is the yardstick

Across the markets we have measured, the pages that rank carry more of the vocabulary a buyer uses than the pages that don’t, and they carry it as a wide set of distinct terms rather than one phrase repeated. Contextual density is that measurement: the share of a page’s words that belong to the market’s term list, read together with how many distinct terms the page covers and how often each one returns. A high reading means the page speaks the market’s language across the whole topic, which is the clearest on-page sign that an agency understands strong SEO. In this market that language runs from occupancy and ADR through the booking engine, the channel manager and the OTAs to the front desk, and an agency page that never reaches those words is writing about search rather than about hotels. How to choose a hotel SEO company

Start with the commission. An OTA takes 15% to 25% of a reservation, so a guest who books on the hotel’s own site is worth a fifth more than the same guest arriving through Booking.com or Hotels.com. That arithmetic makes hotel SEO unusually easy to justify and unusually easy to oversell, because an agency can bank the branded searches a traveler was always going to make. Ask an agency to separate branded from non-branded before it reports a single number. Eleven of the fifteen pages here lead with direct bookings; four of them show what the non-branded half looked like before and after the work.

Separate the marketing agency from the hotel technology company. Milestone sells a CMS with SEO built into it, and INNsight sells a website, a booking engine and a property management system on one subscription starting at $159 a month. Those are reasonable purchases when a property wants one vendor for the site, the reservations and the search work. They are a different purchase from O’Rourke Hospitality, Arise Hotel Marketing, HotelsSEO, Epiic or The Hotel SEO Agency, which sell the marketing and nothing else. Neither shape is better, and the two fail differently: a platform vendor gives SEO the least attention inside a bundle, a specialist carries no product to fall back on when the channel manager or the PMS is the real problem.

Read the agency’s page for your keyword before you read its proposal. The coverage column above is what that reading looks like when a script does it: how much of the vocabulary a hotelier uses appears on the page the agency wrote to win the business. Hotel Web Agency covers 10% of the list on a 386-word portfolio homepage and ranks sixth on Google. O’Rourke Hospitality covers 47% and ranks third. A thin page is not proof of a thin agency, and this table does not read it that way. A thin page does tell a buyer how much of the market’s language the agency has written down, which is the work the buyer is about to pay for. Ask, too, whether the agency has written anything about the segments the property actually sells: an inn, a boutique hotel, a resort, a short-term rental portfolio and a multi-property hotel chain each search differently.

Ask what the agency does with the parts of hotel marketing that are not SEO. Rate parity decides whether the direct rate can even win the click. The booking engine decides how many travelers abandon after the availability calendar loads, and the GDS and channel manager decide what inventory reaches the corporate and group buyers in the first place. Google Hotel Ads and metasearch sit above the organic results on most hotel queries, and none of the fifteen pages here name Google Hotel Ads. Review scores on Google and TripAdvisor move conversion more than one ranking position does, and a property at 3.9 loses room nights to a property at 4.5 while outranking it. Seasonality decides when content has to be live, because a destination page published in June does not rescue a shoulder season that started in April.

Weigh the domain and the page separately. Thrive Internet Marketing Agency holds 125,725 US organic keywords and a hotel page covering 35% of this market’s vocabulary. O’Rourke Hospitality holds 657 keywords and covers 47%. One is a large generalist that wrote a short hotel page; the other is a hospitality-only shop that wrote a thorough one. Which one a property wants depends on whether it is buying reach or attention, and a single independent hotel usually needs attention. A group running revenue management across several properties has the opposite problem, and needs an agency that can hold a template steady across forty location pages without writing the same page forty times.

Questions to ask before hiring

Which hotels do you already work with in my destination, and will my property compete with them? A city agency and a hospitality specialist answer this differently. An agency that will not name the overlap plainly is telling you the overlap exists.

Show me the page you would write for my highest-value segment. Weddings in the banquet room, corporate stays and weekend leisure pay for the retainer at different rates, and an event space fills on different queries than a suite does. A page for one of them has to answer capacity, dates and price, not repeat the property name. Ask to see one the agency has already published.

How will your work reach the booking engine, and who fixes it when the availability calendar breaks? Organic traffic that lands on a slow or broken booking engine converts to nothing, and the same traffic that survives it still meets a rate the channel manager may have pushed out of parity. Ask who owns that handoff before the contract starts.

What do you do about the review score, and who asks guests for reviews? Reviews on Google and TripAdvisor convert what rankings deliver. If the answer is a software licence and nothing about the front desk and the check-out conversation, the reviews will not arrive steadily.

How will you measure the work, and can I recompute it? This page exists because most agency rankings cannot be checked. Ask the same standard of the agency: a metric, a method, and a number the hotel can reproduce next month. Occupancy and ADR move for reasons no agency controls, so agree in advance which figures the SEO work owns and which it does not.

Reading the table

Five pillars make the score, and four of them measure the page. Coverage counts how many of the 158 market terms the page uses. Density passes the page’s contextual density through a saturation curve, so a page at this market’s median of 16.8% scores 63 and a page at 30% scores 75 rather than 100. Efficiency reads the repetition index and gives full marks at 3 or below, where a page’s density comes from breadth rather than from returning to the same terms. Structure reads how much of that vocabulary reaches a title or a heading. Footprint is the one pillar about the firm: branded search volume in the market’s country and Google reviews, on fixed log scales.

Three things about this instrument are said plainly. First, ProStar SEO publishes the table and writes its page against the list the table scores. That is why the list is built only from terms found on at least two competitor pages or in Semrush’s variation data for the anchor: the publisher cannot add vocabulary nobody else uses and then score itself on it. Even so, our page covers 119 of 158 terms where the widest competitor covers 82, and a coverage lead that size on your own index deserves the scepticism it invites. Read it as what it is: a page written deliberately against a published list, by the people who published the list. Second, no score depends on any other row, so a competitor rewriting its page cannot move ours and ours cannot move theirs. Third, the publisher’s profile below follows the same template at the same length as the other fourteen.

Position and score disagree in both directions, and the table prints both. The Hotel SEO Agency ranks first on Google with 35% coverage and no US brand search volume under a query that can be separated from the head term. Our own page covers three quarters of the list and sits at position 25. Neither reading is a fault in the instrument. The index measures the page; Google ranks the domain, and on this keyword several domains ahead of us have been selling to hoteliers for longer than ours has. One finding is worth stating plainly for this market: 49% of the instrument is SEO craft vocabulary rather than hotel vocabulary, because the pages competing here compete on SEO language. RevPAR, revenue management, metasearch, the GDS and the channel manager appear on almost none of them, which leaves an open lane for any agency willing to write about the trade instead of the tactic.
